Rowlett is located 19 miles east of Downtown Dallas on the shores of Lake Ray Hubbard. Rowlett has a population of 56,000 consumers with an average age of 33 and a median household income of $79,000. Current projects in Rowlett include the Eastern Extension of the President George Bush Turnpike (PGBT), Dallas Area Rapid Transit (DART) light rail into Downtown Rowlett, Pecan Grove Waterfront Entertainment, South Waterfront District, North Shore Commercial District and State Highway 66/Lakeview Parkway Commercial Corridor. The PGBT project is currently under construction. The project is being constructed in 5 phases and all phases are currently under construction. Construction of the Eastern Extension of the PGBT through Rowlett is divided into 3 separate projects. There is a different contractor and construction management (CM) team for each project section with PBS&J providing CM oversight on the entire project. The project is on schedule to be completed in 2011 The nearly five-mile DART Rail Blue Line extension to Rowlett is scheduled to open in December 2012. Work is beginning on the light rail line that will forever link the downtowns of Rowlett and Garland. The project consists of 4.8 miles of Light Rail Transit along the existing Missouri-Kansas-Texas (MKT) railroad corridor. The City of Rowlett invested $9 million in infrastructure in the downtown in preparation for the Transit Oriented Development opportunities that accompany a rail service. Pecan Grove Waterfront Entertainment District is approximately 100 acres situated on the shores of Lake Ray Hubbard and the PGBT with the new rail service in very close proximity. A lakeside mixed use project valued between $350 - $500 million will be developed at this site. The project includes more than four million square feet of restaurants, retail establishments, offices, a hotel, convention center and new residential properties. The development, when fully constructed could include approximately 785,000 square feet of retail space, 1.2 million square feet of office space, approximately 1.5 million square feet of residential space, 500,000 square feet of hotel space, approximately 185,000 square feet of convention/meeting space and approximately 250,000 square feet of restaurant pad sites, providing a pedestrian-friendly, sustainable, urban lifestyle center environment. Additional opportunities in Rowlett include the North Shore Commercial District of approximately 1,000 acres zoned for commercial mix use and light industrial. This district will have the new PGBT bisecting the center of it. The entire district is in a Tax Increment Finance zone and positioned for Corporate Campuses and Business Parks. In addition to the North Shore Commercial District Rowlett has another Waterfront Entertainment District located on the Southern tip of Rowlett. This property will also have the PGBT bisecting it as well. A bridge is currently under construction from this site to interstate 30 over Lake Ray Hubbard. This site is approximately 97 acres with visibility from Interstate 30. This is a prime waterfront site. Rowlett maintains our current commercial corridor on State Highway 66 / Lakeview Parkway. TRWD is one of the largest raw water suppliers in the state of Texas, serving more than 1.7 million people in the North Central Texas area. Another of TRWDÕs primary functions is to manage an extensive flood control system in Tarrant County. Featuring more than 27 miles of floodway levees designed by the U. S. Army Corp of Engineers, the system provides vital flood protection to area residents along the West and Clear Forks of the Trinity River. The district also maintains more than 40 miles of recreational trails along the Trinity River in Fort Worth.
